Armada Funds Management (“Armada”) is a specialist funds management and advisory group based in Sydney. Armada specialises in investment grade property and it’s focus is to capitalise on commercial property markets and opportunities in a counter-cyclical investment environment to target superior investment performance within defined risk parameters.
Since its establishment in 2006 Armada has been managing property funds on behalf of institutions, wholesale clients and sophisticated investors. With prices in the Australian commercial property market reaching exorbitant levels through to late 2007 followed by economic conditions becoming volatile globally in 2008 Armada decided that period was inappropriate to make property acquisitions on behalf of investors in new public funds.
Armada re-entered the market in 2009 as markets fell in the wake of the GFC and Lehmann Bros crisis, launching the Armada Ingle Farm Shopping Centre Trust. Since then Armada has completed transactions involving Suncorp House in the Brisbane CBD, a large office building in South Brisbane, Hollywood Plaza Shopping Centre in Adelaide, Gateway Plaza Shopping Centre in Victoria, and Arndale Central Shopping Centre in Adelaide. It also managed a portfolio of shopping centres under an institutional mandate and launched the Armada Retail Fund. At the end of 2015 it secured the acquisition of Dandenong Plaza Shopping Centre in Victoria. Post settlement it will have completed transactions/funds under management in excess of $700 million.

Armada’s directors and management have held senior roles in property, investment banking and funds management at institutions such as UBS AG, Lend Lease, Macquarie Bank, Charter Hall, Mirvac and Investa. This experience ensures Armada applies best practice and a most rigorous approach to asset selection, acquisition and investment management.
During his time at UBS, Armada Managing Director, Chris Monaghan played a key role in the origination of in excess of 20 commercial property funds for and on behalf of various institutional clients which in the main performed above long term market investment return benchmarks for these clients and their investors.

Its depth of property and investment experience, rigorous approach to due diligence and ability to add value where required, provides a solid foundation for the investment products it offers to its investors.
Armada believes that the much acknowledged recent volatility in global investment markets is providing once in a property investment cycle opportunities to acquire valuable high yielding, investment grade retail and commercial property assets from many Australian investment institutions. These acquisitions allow Armada to offer sophisticated individual and wholesale investors the opportunity to invest in pooled funds to acquire these assets, and receive attractive investment returns in a low volatility investment fund (relative to the listed equities market).
